Terms and Conditions

By booking a stay or entering The Sun Cove Resort, you agree to abide by the following Terms and Conditions, including all resort policies and rules communicated by resort staff or published on The Sun Cove Resort website. These terms are legally binding and designed to ensure the safety and enjoyment of all guests while protecting the resort.

1. Vehicle Restrictions

  • The maximum vehicle/RV height permitted on resort property is 13 feet. Maximum Vehicle/RV length is 40’.

  • The speed limit on resort property is 5 mph to ensure the safety of all guests, especially children at play.

2. Fire and Flame Policy

  • Open flames, including charcoal grills, torches, and campfires, are strictly prohibited on resort property.

  • Only gas barbecues and gas firepits are allowed and may be used exclusively in designated areas.

3. Check-In & Check-Out

  • Check-in: 3:00 PM to 6:00 PM. Late check-in is available with prior arrangements.

  • Check-out: By 11:00 AM. Late check-outs may incur additional charges and affect subsequent reservations.

4. Housekeeping

  • Daily housekeeping is not provided. Towel exchanges are unavailable. For stays exceeding one week, linens will be replaced once weekly.

  • An inventory of cabin contents will be taken upon check-out. Guests will be charged for any lost, damaged, or missing items.

5. Cancellation & Refund Policy

  • A non-refundable deposit of 50% is required at the time of booking.

  • The full balance is due no later than 14 days prior to check-in. The resort reserves the right to charge this balance upon check-in at its discretion.

  • Reservations cannot be shortened once confirmed.

  • Reservations may not be moved within 14 days of the arrival date.

  • With at least 14 days’ notice, reservations may be rescheduled within the same season, subject to availability.

  • Refunds are issued only for Level 2 or higher evacuation notices affecting the resort. Illness, travel delays, or other unforeseen circumstances do not qualify for refunds.

6. Pet Policy

We welcome pets under the following conditions:

  1. Pet Fee: A charge of $20 per night for the first pet, and $10 per night for an additional pet (up to a maximum of two), will be added to your reservation. (Pet Fee applies for Cabin Accommodations only)

  2. Furniture Restrictions: Pets are not allowed on furniture, including beds and sofas.

  3. Owner Responsibility: Guests are fully liable for any damage caused by their pets, including additional cleaning costs. These charges will be billed to the card on file.

  4. Leash Requirement: Pets must remain on a leash at all times when outside accommodations.

  5. Waste Disposal: Pet waste must be promptly picked up and disposed of in designated receptacles.

  6. Noise: Excessive barking or disruptive behavior that disturbs other guests is prohibited.

Failure to comply with the pet policy may result in additional charges or early termination of your stay without refund.

7. Swimming and Waterpark Policy

  • No lifeguard is on duty. Guests swim and use the waterpark, docks, and swim areas at their own risk.

  • Life jackets must be worn at all times when using the waterpark, boats, or watercraft.

  • A waiver must be signed in the resort office by each participant or, in the case of minors, by their parent or guardian, before accessing the Water Park.

8. Supervision of Children and Minors

  • Children and minors must be closely supervised by a responsible adult at all times while on resort property. This includes, but is not limited to, activities near or in the lake, on the docks, at the waterpark, playgrounds, and when using water equipment (e.g., boats).

  • Supervision is also required on natural terrain, including uneven surfaces, cliffs, wooded areas, and other indoor and outdoor environments where hazards may exist.

  • The resort does not provide child supervision.

9. Assumption of Risk

Guests acknowledge that activities such as swimming, using the waterpark, docks, playgrounds, and watercraft involve inherent risks, including slips, falls, injuries, drowning, and accidents. Natural hazards such as uneven terrain, cliffs, and wildlife may also pose risks. Guests voluntarily assume all risks for themselves, their family, and anyone included in their reservation.

10. Release of Liability

Guests agree to release, discharge, and hold harmless The Sun Cove Resort, its owners, employees, and affiliates from any and all claims, liabilities, damages, or losses resulting from injuries, accidents, or property damage arising from the use of resort facilities, whether caused by negligence or otherwise.

11. Compliance with Resort Rules

Guests must follow all resort rules and safety guidelines, including those related to waterpark equipment, docks, playgrounds, and other amenities. Failure to comply may result in additional charges or termination of the stay without refund.

12. Indemnification

Guests agree to indemnify and hold The Sun Cove Resort harmless from any claims, damages, or expenses (including attorney fees) arising from their or their party’s use of resort facilities, non-compliance with rules, or negligence.

13. Damages and Payments

Guests accept full responsibility for any damages, fees, or charges incurred by themselves or their party. The resort is authorized to charge the credit card on file for any unpaid balances, damages, or fees without additional notice.

14. Non-Smoking Policy

  • Smoking, including vaping, is prohibited in all indoor areas.

  • Smoking is permitted only in designated outdoor areas, away from buildings and flammable vegetation.

  • Guests must use proper receptacles for cigarette butts to prevent fire hazards.

15. Quiet Hours

  • Quiet hours are observed from 10:00 PM to 7:00 AM. Guests must respect the peace and privacy of others during these hours.

16. Acknowledgment and Agreement

By booking a reservation or entering the resort, you agree to these Terms and Conditions. You accept full responsibility for compliance with all resort policies and authorize The Sun Cove Resort to charge your credit card for any applicable fees, damages, or other costs incurred by you or your party.

The Sun Cove Resort 2025 Pricing

Studio Log Cabins

  • $159 per night

  • Includes full kitchen, coffee maker, toaster, patio, and lake view.

  • Air-conditioned and non-smoking (including vaping).

  • Pet Policy: Dogs allowed ($20/night first pet $10/night additional pet (2 max). Dogs must remain leashed, off furniture, and waste must be picked up.

  • 4 guests included in rate; $10/night per additional guest (max capacity 5).

  • Cleaning fee: $40 per stay.

2-Bedroom “Mama Bear” Log Cabin

  • $199 per night

  • Includes full kitchen, coffee maker, toaster, and 2 bedrooms (no direct lake view).

  • Air-conditioned and non-smoking (including vaping).

  • Pet Policy: Dogs allowed ($20/night first pet $10/night additional pet (2 max). Dogs must remain leashed, off furniture, and waste must be picked up.

  • 5 guests included in rate; $10/night per additional guest (max capacity 6).

  • Cleaning fee: $75 per stay.

3-Bedroom “Papa Bear” Cabin

  • $299 per night

  • Includes full kitchen, coffee maker, toaster, microwave, and private deck overlooking the lake.

  • Air-conditioned and non-smoking (including vaping).

  • Pet Policy: Dogs allowed ($20/night first pet $10/night additional pet (2 max). Dogs must remain leashed, off furniture, and waste must be picked up.

  • 6 guests included in rate; $10/night per additional guest (max capacity 8).

  • Cleaning fee: $125 per stay.

RV & Campsites

RV Sites:

  • ***13’ Max RV/Vehicle Height - Maximum RV/Vehicle length 40’ ***

  • Standard RV Sites: $59 per night (full hookups: sewer, water, 30 Amp power).

  • Premium RV Site (#26): $69 per night (full hookups: sewer, water, 30 Amp power).

  • Four (4) guests included in rate. $10/night per additional guest. (max capacity 6)

  • 1 tent permitted with RV (where feasible); all vehicles/equipment must stay within the site.

  • No boat or trailer parking in RV/Campsites (additional parking available for a small fee in Boat Launch parking lot).

  • Access to comfort station with bathrooms, showers, and laundry.

  • Dogs are permitted and welcomed! Pets must be kept on leash at all times and waste must be promptly picked up and disposed of. Guests are fully liable for any damage caused by their pets, including additional cleaning costs.

Tent or “Dry Camping” Sites:

  • ***13’ Max RV/Vehicle Height - Maximum RV/Vehicle length 40’ ***

  • Standard Site: $39 per night (non-hookup).

  • Premium Sites (#1, #2, #3, #14, #15): $49 per night.

  • Four (4) guests included in rate. $10/night per additional guest. (max capacity 6)

  • Pet Policy: Dogs allowed. Must remain leashed, and waste must be picked up.

  • Max 2 tents per campsite. (where feasible)

  • No boat or trailer parking in Campsites (additional parking available for a small fee in Boat Launch parking lot).

  • Access to comfort station with bathrooms, showers, and laundry.

  • Dogs are permitted and welcomed! Pets must be kept on leash at all times and waste must be promptly picked up and disposed of. Guests are fully liable for any damage caused by their pets, including additional cleaning costs.

Rentals

Boat Rentals:

  • Electric Motor Livingston (12’): $20/hour or $100/day.

  • Pedal Boat w/ Canopy: $15/hour or $75/day.

  • Daily rates are per calendar day; boats must be returned by store closing unless previously arranged and approved.

  • Max capacity: 4 persons. Life jackets required (provided).

  • Age Requirement: Must be 16+ with parental permission.

  • Non-guests must leave a driver’s license and return boats by store closing.

  • Guests are responsible for damages and losses.

Other Rentals:

  • Kayak: $10/hour (paddle and life jacket provided). Single person capacity.

  • Stand-Up Paddleboard: $10/hour (paddle and life jacket provided). Single person capacity.

  • Rentals must be returned by store closing unless previously arranged and approved.

  • Non-guests must leave a driver’s license.

Extras

  • Trailer/Extra Vehicle Parking: $5/day.

  • Dock Moorage: $1/foot/day (includes trailer parking).

  • Day Pass (non-guests): $10/person/day. (Does not include Water Park Access)

  • Charging Fees: EV Vehicle or Battery: $10/day (20 Amp/120 Volt plug; cords cannot run from rooms).

  • RV Sewer Dump: $25.

  • Gold Panning Equipment: $35/day.

Bringing Your Own Boat?

  • Boats must be trailered or moored at the dock.

  • Trailer parking is available in Boat Launch parking lot for a small fee (included with moorage.)

  • Boats/trailers are prohibited in RV or Campsites.
